The role holder will work primarily unsupervised following Standard Operating Procedures (SOPs). They will undertake routine duties, to assist with essential repair works and general maintenance activities across the AFG dispersed North-West estate at the request of the Head of Estates; Director of Finance and Estates and the Chief Finance Officer. There may also be occasions when the work will be directed/supervised by a member of the Executive team or other delegated authority.
This role is to directly support the Estates Team in ensuring that the organisation creates and supports an outstanding environment for the people we support and our staff. This is achieved through the delivery of an effective estates service, that provides best value and quality, delivering reactive/planned maintenance upgrades and inspections in accordance with AFG procedures.
This is a field-based role and the necessary equipment will be provided.
Dimensions
· The role holder will carry out routine maintenance across the estate in support of our contracted maintenance provider.
· Will liaise with operations colleagues to deliver a high standard of work suitable for a Mental Health hospital, Adult Care Home or other service delivery environment.
· Undertake ad hoc work as directed by the Head of Estates and/or Director of Finance, Procurement & Estates and the Chief Finance Officer.
Principal Accountabilities
· Provide a professional robust estates maintenance and repair service across the AFG estate.
· Have wide ranging skills and knowledge of electrical, mechanical, carpentry, painting, landscaping, and construction trades to undertake maintenance, repair and installation work.
· To ensure that the properties are maintained in accordance with the service level agreements and to the appropriate quality and standards expected.
· To maintain a high-quality environment for both clinical and non-clinical staff, patients, and visitors.
· To use the Estates & Facilities Computer Aided Facilities Management (CAFM) TrackPlan software system to record job progress and provide notes for accurate job recording.
· Assist with other estates staff and contractors to ensure compliance with safety standards and procedures.
· To assist, plan and organise operational maintenance for the AFG under guidance.
· Execute a range of controlled operations e.g., isolations, interruptions of electrical supplies, under guidance.
· Provide estates assistance across the AFG estate as required for resilience and as instructed by senior staff.
· Be flexible in working hours to achieve the operational delivery for the AFG estate, particularly during periods of cold weather where gritting may be required.
· Regularly review own practices and service tasks and suggest changes in accordance with current and/or best practice, to improve practice within the department.
· The post holder will be a full member of the estates team, professionally accountable to the Head of Estates for the discharge of the duties listed below.
· To undertake any other duties which is deemed appropriate to the band when requested by Senior Staff.
Operational Maintenance
· To participate in the provision of an Estates service primarily undertaking general day-to-day reactive repairs and planned maintenance, installation, painting schemes, ground maintenance, vent cleaning, and minor improvements.
· It will be anticipated that general maintenance building repair duties will be required to be undertaken.
· The post holder may be expected to provide a gritting service and general ground clearing duties as required at properties.
· The post holder will be required to carry out small works as required. Plan, set out, manufacture, assemble, erect, and install new works utilising relevant drawings, specifications, instruments, machinery, tools, and equipment. Assist in developing cost plans for small works with the AFG Facilities Managers/Operational Staff as required.
· Work in close liaison with estates staff and supervisors to maximise efficiency of the service through collaborative working practice, which includes providing cover as required.
· Undertake the planned preventative maintenance of plant, equipment and services following both manufacturers and local procedures guidelines.
· Undertake a full range of reactive maintenance works of plant, equipment and services following both manufacturers and local procedure guidelines in a timely manner.
· As required assist in vent cleaning and wall washing across the site if likely to impact on regulatory compliance.
· In advance of planned work ensure that an adequate supply and security of materials are sourced efficiently.
· To be flexible in their working hours to achieve operational delivery targets.
· When appropriate undertake overtime working by mutual agreement with the Head of Estate or Director of Finance, Procurement & Estates to ensure the needs of the service are satisfied.
· To follow all AFG Health and Safety Policies and Safe Working Procedures.
· The post holder will be required to undertake Health and Safety (H&S) training as well as attending any other suitable training that maybe required for them to undertake to develop and maintain the skills and knowledge to undertake the role.

Experience:
- Experience in general maintenance work.
- Experience in operational estates delivery.
- Installation and Maintenance Processes and Procedures.
- Experience in the production and development of estate related audits and control procedures.
- Experience of working in a pressurised reactive environment.
- Knowledge of a variety of Computer Aided Facilities Management (CAFM) systems.
Knowledge, Skills and Abilities:
- Ability to communicate effectively with a wide range of people and professionals at all levels in the organisation and externally.
- Knowledge of Health and Safety and COSHH requirements.
- Ability to present information in clear and understandable format.

This role is Field Based and involves travel within the northwest of England, we can only accept applications from residents of the northwest.
